A five-unit residential building permitted in winter of last year is under construction at 2821 North Orchard Street at the south edge of Lake View. The five-story with basement masonry building got its permit on February 29, 2024, 14 months after the application was filed on December 28, 2022. At the time of issuance, the permit cited a reported cost of $2.6 million.

General contractor Alfa Chicago Inc has begun work on the third floor, with brickwork already surrounding the first two levels. The elevator building will include a rooftop deck with front and rear porches and terraces on the four upper floors. Lakeview Orchard LLC, registered to the same Belmont Avenue address as the general contractor, is the developer. Hanna Architects worked on the project’s design.

While there is no plan in place to employ a full-time deejay, there will be a turntable in the basement level. It will be utilized to park cars in the five spaces included below grade, saving drivers from dings and dents while trying to turn around in the tight quarters. The garage will be accessed via a new curb cut on Orchard Street, as there is no alley behind the building. The previous residence also had a curb cut. Check out Chicago YIMBY for further info.
