Five new construction permits were issued by the City of Chicago on August 22 to begin foundation work for 35 townhomes comprising the RiverWard development in North Center. The five permits are all assigned to addresses on Oakdale Avenue, and all show application dates of April 8, 2025. ZSD Corp is both the developer and general contractor.

ZSD broke ground on the site last week as soon as permission came through. They also received the first full permit for RiverWard when 2233 Oakdale Avenue came through on Thursday the 28th, allowing for the complete construction of five of the townhomes. Each of the remaining four addresses has a corresponding permit pending in the Chicago Data Portal dated June 17.

The reported cost of each foundation permit varies per batch of townhomes. The permit for five units at 2233 West Oakdale breaks down to an average cost of $58,380. Eight homes at 2235 West Oakdale come in at $66,675. Identical permits for nine units at 2239 and 2243 West Oakdale show an average cost of $57, 866. The fifth permit, covering four units at 2247 West Oakdale, cites an average cost of $58,800. All 35 townhomes will be three-story structures, and the permits call for a private garage for each unit.
