Developer details plans for industrial park on Baxter's Deerfield HQ

The Chicago industrial developer set to buy Baxter International's longtime Deerfield corporate campus wants to redraw the property with nearly 1.3 million square feet of warehouses, and it could take a key step forward this week as officials in the north suburban village consider whether to annex the site and approve the project.

Bridge Industrial aims to raze 10 office buildings at 1 Baxter Parkway and develop three industrial warehouses on the 101-acre property, according to the agenda for Deerfield's plan commission meeting on April 27. Under the plan, Bridge would build a nearly 900,000-square-foot building and another 228,000-square-foot facility for industrial use. The proposal also includes a roughly 155,000-square-foot "recreational facility" on the campus that would feature an indoor soccer field, youth baseball field and outdoor pickleball courts, but "could be converted to industrial use if the recreational facility does not materialize," the agenda said.
