Bridgeport Two-Flat Scores A Permit At 3259 South Emerald Avenue

A two-story, two-unit residence has been permitted for construction at 3259 South Emerald Avenue in the Bridgeport neighborhood. The City of Chicago approved the permit on August 29 with a reported cost of $630,000. The application was filed on July 9.
The permit names Kuo Construction of Bridgeport as the general contractor; they’re also assigned to electrical, refrigeration, ventilation, and masonry duty. Vari Architects is the architect of record. The building will have a basement and a rear stairway connected to decks on both floors. A two-car garage will be built at the alley accessed from 33rd Street. A zoning amendment was passed in March allowing a reduction in the rear setback.
The construction site is a long-vacant side yard belonging to the home next door at 3257 South Emerald. Real estate records indicate a sale of that property back in 2022, and the new owner of the 1908-built greystone is the developer of the new two-flat. Full article at Chicago YIMBY!
