Initial caisson and foundation preparation can be seen for a 16-story commercial building at 311 W Huron Street in River North. This upcoming retail and office building, planned by North Wells Capital, had scored $88 million lease with the major tenant Spins earlier this year, jumpstarting the now-underway project. The company will take up occupancy in the top three floors of the 226-foot-tall building. The edifice is replacing a former parking lot just west of the elevated Chicago Transit Authority L tracks. Since the last update, a tower crane permit has also been issued, adding to a new pocket of cranes in the northwest corner of River North once it’s installed in the coming weeks.

The 153,000-square-foot building will primarily be office space, anchored by 8,500 square feet of retail. The office space will feature 16,250-square-foot floor plates, nearly 12’9″ ceiling spans, and floor-to-ceiling windows with sweeping downtown views. In addition, the building will have a host of amenities. Tenants of the new tower will have access to a variety of amenities, including a fitness center, lounge area, and rooftop deck.

The design by NORR features a mix of glass and dark metal paneling along the facade, as well as a curved penthouse enclosure at the top of the structure. Similar to other developments like 333 N Green Street in Fulton Market, there will also be a kinetic wall along the parking garage floors.

The location of the site is excellent for transit commuters, as both the Brown and Purple Lines are available via a one-block walk north to Chicago station. Bus service is also available, with Route 37 located a one-minute walk to Chicago & Franklin. Route 66 is also within a four-minute walk northeast.

The construction of a 260,000-square-foot building at 320 W Huron is the next step in the larger Verso River North complex. This new building will be seven stories tall. The first two phases of this development, the renovation of 306 W Erie and the addition at 320 W Huron already complete.

ARCO Murray is serving as general contractor, with an expected completion projected for September of next year.
